Window Cleaning in Sullivan's Island, SC
Sullivan's Island glass takes the full brunt of the Atlantic. Salt aerosol builds a mineral haze on your windows faster than almost anywhere in Charleston County, and the maritime oak canopy adds pollen on top of it every spring. We clean exterior glass with purified, spot-free water and hand-detail every interior pane, from Station 22 cottages to oceanfront homes near the lighthouse.

The Problem
Why do windows on Sullivan's Island fog over with a haze so fast?
Sullivan's Island sits directly in the Atlantic salt zone, and barrier islands take the worst of it. Wind carries a fine salt aerosol off the surf that lands on your glass and dries into a mineral film. Because the island stays humid, that film stays wet long enough to bond, and over weeks it dulls the view and can begin to etch the surface. Add the pollen that drops off the maritime oak canopy over the interior of the island each spring, plus irrigation overspray on lower first-floor windows, and Sullivan's Island glass simply loads up faster than mainland glass. Tap water and a squeegee make it worse, because the dissolved calcium and magnesium in ordinary water dry into their own spots. We solve it with reverse-osmosis and deionized water that leaves nothing behind.
"On the oceanfront blocks near the lighthouse, I can watch salt haze return in about three weeks. That is why I tell Sullivan's Island homeowners to think quarterly, not twice a year, for their Atlantic-facing glass."
The Peppers Solution
How We Get Your Sullivans Island Windows Truly Clean
- Exterior glass cleaned with a water-fed pole and purified reverse-osmosis water that strips 99.9% of dissolved minerals, so it dries spot-free on salt-loaded Sullivan's Island windows.
- Second-story exterior windows on Station 22, 26 and 30 homes reached from the ground with a ~40 ft pole, no ladders leaning on historic cedar shake or trim.
- Interior glass hand-cleaned with squeegee and solution, drop cloths on every sill and floor, and each pane edge detailed by hand.
- Screens removed, wet-brushed and rinsed separately on every visit at no upcharge, plus tracks vacuumed and sills wiped inside and out.
- Hard-water restoration available for the etched, hazed lower windows that salt aerosol and irrigation overspray leave behind.

What Sullivans Island Does to Your Windows
Salt film on oceanfront picture windows
Homes on the Atlantic-facing blocks near Sullivan's Island Lighthouse take constant salt aerosol off the surf. It settles as a mineral haze on large picture windows and glass doors, dulling the ocean view within a few weeks. Purified spot-free water clears it without leaving its own spots behind.
Oak pollen over the maritime canopy
The interior blocks of the island sit under a maritime forest oak canopy that drops a heavy pollen coat every spring. Combined with island humidity, that pollen sticks to glass and screens and won't rinse off with a hose. We wet-brush the screens separately and clear the pollen film off the glass on the same visit.
Divided-light panes on historic beach homes
Many Sullivan's Island homes are 100+ years old with true divided-light windows and delicate original trim. Those small panes and painted muntins need hand detailing, not pressure. We never use pressure on windows, which can force water past insulated-glass seals, and we work around original woodwork with drop cloths and careful edge work.

Window Cleaning Built for Sullivans Island

Window cleaning built for a barrier island
Sullivan's Island is one of the hardest places in the Charleston area to keep glass clean. There is no buffer between your windows and the ocean, so salt aerosol coats them constantly, and the humid air keeps the residue wet long enough to bond and even etch. We built our window service around that reality. Exterior glass gets purified water, interior glass gets hand detailing, and both get done on the same visit so your view is clear inside and out.
How the spot-free exterior method works
For the outside of your windows we use a water-fed pole fed by reverse-osmosis and deionized water. Ordinary tap water carries dissolved calcium, magnesium and iron that dry into spots, which is exactly the problem on a salt-heavy island. Our system removes 99.9% of those dissolved minerals, so the glass sheets clean and dries with nothing left on it. The pole reaches roughly 40 feet, which means most second-story windows on Station 26 and Station 30 homes get cleaned from the ground, no ladders resting against original cedar shake or historic trim.
Interior detail, screens and tracks
Inside, we clean the traditional way: squeegee and solution, drop cloths protecting your sills and floors, and every pane edge hand-detailed so there are no missed corners. On every visit we pull the screens, wet-brush and rinse them separately at no upcharge, vacuum and wipe the tracks, and wipe the sills inside and out. If you have interior-accessible skylight glass, we wipe that down on the same visit. Rooftop exterior skylight cleaning is a separate skylight service.
Why DIY makes salt film worse
A hose and store-bought cleaner never quite work here because salt film and hard-water spotting are mineral deposits, and rinsing with more mineral-loaded water just adds to them. Worse, a pressure washer can drive water past the gasket of an insulated glass unit and cause the permanent hazy fog between the panes, so we never put pressure on glass. For lower first-floor windows already etched by salt and irrigation overspray, we offer a hard-water restoration add-on to bring the glass back before it goes into regular rotation. Pepper's is owner-operated, fully insured and based on Johns Island about 40 minutes away, with same-day quotes, usually same-week scheduling, and a spot-free guarantee: see a streak, we come back.

Questions
Window Cleaning Questions Sullivans Island Homeowners Ask
How much does window cleaning cost on Sullivan's Island?
There is no flat rate, because a few things drive the price: the number and size of your panes, whether it is a one or two story home, whether you want interior and exterior or exterior only, and whether screens are included (they always are, at no upcharge). Salt-etched lower windows that need hard-water restoration, plus glass railings, sunrooms and large picture windows, add to the scope. Send us a few photos or your address and we will give you a firm quote the same day, no invented numbers.
How often should I have my windows cleaned on Sullivan's Island?
More often than mainland homes. Professionally cleaned windows usually stay presentable about six to eight weeks inland, but on a barrier island the salt aerosol brings the haze back in roughly three to four weeks. Twice a year is the minimum anywhere. For Atlantic-facing and oceanfront homes near the lighthouse we recommend quarterly to stay ahead of the salt film.
Do you clean the windows on historic 100+ year old homes here?
Yes, and we clean them carefully. The century-old homes around Station 22 and 26 often have true divided-light panes and delicate original trim. We hand-detail the small panes, use drop cloths around original woodwork, and never put pressure on the glass, which can damage seals and painted muntins. The water-fed pole also means no ladders leaning on historic cedar shake.
Why not just clean the outside windows myself with a hose?
On Sullivan's Island a hose makes it worse. Tap water carries the same calcium and magnesium that leave spots, so rinsing with it adds to the mineral haze rather than removing it. A pressure washer is riskier still: the force can push water past an insulated glass unit's gasket and cause the permanent foggy look between the panes. Our purified, spot-free water is the only thing that actually clears a salt-loaded window.
Can you reach the second-story and oceanfront picture windows?
Yes. Our water-fed pole reaches about 40 feet, so most second-story exterior windows get cleaned from the ground without ladders. That is ideal for the tall oceanfront picture windows and glass doors on the Atlantic side, where salt haze is heaviest and the view matters most. Interior second-story glass is hand-detailed on the same visit.
