The density and hardness of poured concrete mean we can use full-pressure surface cleaning without the risk of damage that comes with siding or roofing. Why Surface Cleaner Beats Wand Washing Every Time

You've probably seen patios and pool decks that came out looking like a zebra — uneven strips of clean and dirty running parallel to each other. That's what happens when someone tries to clean concrete with a handheld wand. Pressure drops off rapidly with distance from the surface, so a few inches of variation produces visible striping that won't come out without a second full cleaning. The only reliable way to clean concrete evenly is a dedicated surface cleaner — a rotating spinner bar enclosed in a shroud that maintains consistent pressure across every square inch.

Every concrete cleaning we do starts with a surface cleaner pass. After that we detail edges, corners, and transitions with a wand. Then we pre-treat oil stains and tannin marks with the right chemistry before doing a final rinse. A proper concrete cleaning takes longer than most homeowners expect — that's the difference between a rushed handyman job and a real clean.

Tannin marks deserve a specific note. If your concrete pool deck or patio sits next to an IPE or other tropical hardwood deck, you've probably seen brown streaks running off the wood onto the concrete after every heavy rain. That's tannin bleed — natural oils from the hardwood. We can remove existing tannin staining as part of a concrete cleaning visit, and we coordinate with our IPE deck cleaning service to prevent it on the next round by tarping the concrete during deck washing.

Paver and Stamped Concrete Requires a Completely Different Approach

If you have concrete pavers, brick pavers, or stamped concrete, high pressure is not your friend. Paver installations rely on polymeric sand packed into the joints to lock the pavers in place and prevent weed growth. Hit those joints with 3,500 PSI and the sand blows straight out — within months you'll have pavers shifting, tripping hazards developing, and weeds establishing in the open joints.

For pavers we use lower pressure combined with surfactant chemistry, and we can re-sand joints after cleaning if needed. Stamped concrete is even more delicate — high pressure will actively erode the decorative finish and strip the color seal. We treat both with the care they require.

What to Do About Oil Stains, Rust, and Tannin

Oil stains are the most common concrete problem in Charleston driveways, and also the most misunderstood. Pressure alone will not remove oil that has soaked into the porous top layer of concrete — you need an emulsifying degreaser that breaks down the oil and lifts it back out of the pores. We apply a commercial-grade emulsifier, let it dwell, agitate if needed, and then rinse with hot water where possible. Older oil stains often fade significantly but rarely disappear completely — that's a fact of concrete, not a limitation of the cleaning.

Can you remove oil stains from concrete?

Honest answer: only if the stain is fresh. Oil that has set on the concrete for under 48 hours usually comes out completely with our emulsifying degreaser treatment. Once the oil has been sitting for longer than 48 hours it has penetrated deep into the pores, and we cannot completely remove it — but we can almost always make it look 100% better. We'll always be honest about what we think we can achieve on a specific stain before we start. Oil treatment is an add-on to standard driveway cleaning.

How often should driveways be cleaned?

Most Charleston driveways benefit from cleaning every 12-18 months. Driveways under heavy tree canopy — especially near live oaks or pines — often need annual cleaning to prevent tannin stains and algae from becoming permanent. If you can see green discoloration in the expansion joints, it's time. Regular cleaning prevents the staining from becoming permanent and keeps the concrete from getting slippery during Charleston's wet months. Annual maintenance is significantly cheaper than letting a driveway reach the point of needing resurfacing.

Do you seal concrete after cleaning?

We offer optional penetrating concrete sealer application as an add-on service after cleaning. Will pressure washing damage my pavers?

High pressure absolutely can damage pavers — specifically by blasting the polymeric sand out of the joints that holds the installation together. That's why we never use full pressure on paver installations. We use lower-pressure surface cleaner settings combined with surfactant chemistry that kills biological growth without displacing joint sand. If we see that joint sand has already washed out from rain or previous aggressive cleaning, we can re-sand the joints after cleaning as an add-on.

Can you remove rust stains?

Yes — rust stains from irrigation systems, leaking fertilizer, or iron-rich soil respond well to a dedicated rust-remover treatment. It's a separate application from standard pressure washing because it uses oxalic acid chemistry rather than general degreaser. Most rust stains come out completely or fade to barely visible. Deep-set rust that has been on the concrete for years may leave a faint ghost but dramatically improve. Rust treatment is priced per affected area.

How long does concrete take to dry?

On a typical warm Charleston day with sunshine and breeze, concrete is walkable within 1-2 hours of cleaning and fully dry within 4-6 hours. On humid overcast days or in shaded areas, it can take up to 24 hours to fully dry through.
