The Problem
Why do windows on Isle of Palms fog over with a cloudy film so fast?
On a barrier island, salt is the whole story. The Atlantic throws a fine aerosol of salt off every wave, the wind carries it across Palm Boulevard and Forest Trail, and it settles on your glass as a mineral haze that reads as a permanent cloudiness even after a rinse with the hose. That is because tap water and garden-hose water carry their own dissolved calcium, magnesium, and iron. When it dries on hot island glass it leaves spots that layer on top of the salt film. High summer humidity keeps that residue wet long enough to start etching the surface, and on the oceanfront blocks it is worst of all. This is why Isle of Palms windows need a different approach than a bucket and a rag. We clean the exterior glass with reverse-osmosis and deionized water that has had 99.9 percent of its dissolved minerals stripped out, so there is nothing left behind to dry into a spot. The salt film releases, the water sheets off, and the glass dries clear on its own.
"On the oceanfront blocks of Ocean Boulevard, we see salt film rebuild on the glass within three to four weeks. That is normal for a barrier island. It is not a sign your last cleaning failed, it is just how close IOP sits to the surf."
The Peppers Solution
How We Get Your Isle of Palms Windows Truly Clean
- Exterior glass cleaned with a reverse-osmosis, deionized water-fed pole that dissolves the Atlantic salt haze and dries spot-free, no minerals left to spot the glass.
- Pole reaches roughly 40 feet, so second-story oceanfront and Wild Dunes windows get done from the ground without ladders leaning on your siding.
- Interior glass hand-cleaned with squeegee and solution, drop cloths on every sill, and each pane edge detailed by hand.
- Screens pulled, wet-brushed, and rinsed on every visit at no upcharge, plus tracks vacuumed and sills wiped inside and out, which matters on an island where sand and salt collect in the frames.
- Spot-free guarantee: if you spot a streak after we leave, we come back and make it right.

What Isle of Palms Does to Your Windows
Oceanfront salt film on floor-to-ceiling glass
The big picture windows and sliders facing the Atlantic on Ocean Boulevard and the front row of Wild Dunes take the heaviest salt load in the Charleston area. Purified water is the only thing that pulls that bonded mineral haze off cleanly without leaving its own spots behind.
Irrigation and hard-water etching on lower windows
Sprinkler overspray on Forest Trail and Palm Boulevard lots hits the first-floor glass with mineral-heavy well or tap water. Left to dry in the sun it etches a hard-water crust into the lower panes that a normal wash will not touch. We flag it and can add a hard-water restoration step.
Sand and salt packed into screens and tracks
Island wind drives fine sand and salt into window screens, sliders, and tracks, especially on rental homes near the beachfront and the Isle of Palms Marina. We remove and wash every screen and vacuum the tracks each visit so the whole window opens and closes clean, not just the glass.

Window Cleaning Built for Isle of Palms

The salt haze on Isle of Palms glass, and why the hose makes it worse
Isle of Palms is a barrier island, which puts it about as close to the salt source as a home in the Charleston area can get. Every day the Atlantic sends a fine salt aerosol off the surf, the sea breeze carries it inland over Ocean Boulevard, Palm Boulevard, and Forest Trail, and it lands on your windows as a filmy haze. Rinsing with a garden hose feels like it should help, but hose water and tap water carry their own dissolved calcium, magnesium, and iron. Those minerals dry into spots on top of the salt, so the glass looks worse, not better. The island humidity keeps the film damp long enough to start etching the surface if it is never properly removed.
How we clean exterior windows on IOP: purified water, no ladders
We run the outside glass with a water-fed pole fed by water that has been through reverse osmosis and deionization. That strips out 99.9 percent of the dissolved minerals, so the water dissolves the salt film, sheets off the glass, and dries completely spot-free with nothing left behind to spot. The pole reaches about 40 feet, which covers most second-story oceanfront and Wild Dunes windows from the ground. No ladders leaning against your cedar shake or Hardie plank, and no ladder feet in the flower beds.
Interior glass, screens, and tracks all get detailed
Inside, we switch to traditional squeegee-and-solution cleaning. Drop cloths go down on the sills and floors, every pane is squeegeed, and each edge is detailed by hand so there is no film left in the corners. Interior-accessible skylight glass gets wiped on the same visit (rooftop skylight cleaning from the outside is a separate service). On an island the frame collects almost as much sand and salt as the glass, so we pull every screen, wet-brush and rinse it separately at no extra charge, then vacuum the tracks and wipe the sills inside and out.
One warning: never let anyone pressure wash your windows
We are a pressure washing company, and we will still tell you to keep pressure off your glass. A pressure washer can force water past the gaskets of an insulated glass unit and cause the hazy, fogged-between-the-panes seal failure that no cleaning can fix. Old hurricane-tape residue also bonds to the glass and needs to be worked off by hand, not blasted. Window cleaning on IOP is a low-pressure, purified-water job start to finish.
We clean windows for homes near Wild Dunes Resort, Isle of Palms Marina, Beachfront, and every neighborhood in between.

Questions
Window Cleaning Questions Isle of Palms Homeowners Ask
How much does window cleaning cost on Isle of Palms?
There is no flat rate because the price tracks the work. The main drivers are how many windows and how large the panes are, whether the home is one or two stories, whether you want interior plus exterior or exterior only, and whether screens are included (ours always are). Oceanfront homes with a lot of large floor-to-ceiling glass, glass railings, or a sunroom take longer, and if the lower windows have irrigation etching that needs hard-water restoration that is an add-on. We give same-day quotes for free, so the fastest way to a real number for your IOP home is to send us the address.
How often should I have my windows cleaned on Isle of Palms?
Twice a year is the minimum anywhere, but Isle of Palms is a barrier island, so the salt rebuilds fast. On the oceanfront blocks along Ocean Boulevard and the front of Wild Dunes, professionally cleaned glass stays clear roughly three to four weeks before the salt film starts to show again, and we recommend quarterly cleaning to stay ahead of it. Homes set back toward Forest Trail hold longer but still benefit from three or four cleanings a year given how small the island is and how far the salt reaches inland.
Will the salt spots actually come off, or are they etched into the glass permanently?
Most of what looks permanent is a salt and mineral film sitting on the surface, and reverse-osmosis purified water pulls that off cleanly. What can be permanent is hard-water etching, usually on lower windows hit by irrigation overspray, where minerals have actually bitten into the glass. We can tell the difference on-site. Surface film comes right off; true etching may need a separate hard-water restoration step, and we will tell you honestly which one you have before we start.
Can you reach the tall windows on our oceanfront or Wild Dunes home?
Usually yes, from the ground. Our water-fed pole reaches about 40 feet, which covers most second-story exterior windows on IOP homes without ladders touching your siding. Very tall foyer or stairwell glass and anything above pole range we assess in person during the free quote so there are no surprises on cleaning day.
Do you handle vacation rental window cleaning between guests?
Yes. Isle of Palms runs on rentals, and clean glass is part of a good guest review. We coordinate with your property manager to hit the turnover window between checkout and check-in, and because we already service IOP regularly we can usually schedule same-week. Screens, tracks, and sills are included, so the windows are guest-ready, not just wiped.
