The Problem
Why Does Your Charleston Siding Go Green Again Six Months After a Pressure Wash?
Because pressure alone never killed what was growing there. The green and black on Lowcountry siding is not dirt, it is living growth: algae, mildew, and mold that root down into the texture of vinyl, Hardie plank, stucco, and painted wood. A high-pressure wand knocks the visible layer off and leaves the colony behind, so the wall looks clean for a season and then goes green again on the first humid stretch. Charleston gives that growth close to ideal conditions almost year round: humidity near 80 percent, shaded oak canopy that keeps north-facing walls damp, salt air off the harbor, and warm temperatures that never really stop the growth cycle. House washing done properly is a chemistry job, not a force job. That method is called soft washing. Instead of driving water at siding hard enough to damage it, we apply a low-pressure cleaning solution that kills the growth at the root, let it dwell, and rinse it away at roughly garden-hose pressure. The wall comes back to its actual color and it stays that way far longer, because there is nothing left alive to regrow. The stakes are not only cosmetic. High pressure on siding drives water up behind the boards and into the wall assembly, cracks aging vinyl, strips paint off wood trim, and etches stucco. Those are expensive repairs, and they are the most common reason we get called out to a house that someone else washed. Soft washing exists specifically so that the cleaning never costs you the surface.
"Properly soft-washed Charleston siding stays visibly mildew-free for 18 to 24 months. A straight pressure wash on the same wall is usually green again inside six."
The Peppers Solution
How We Get Your Property Truly Clean
- Soft wash chemistry kills mold, mildew, and algae at the root, so the clean lasts seasons instead of weeks.
- Low pressure protects the surface: no cracked vinyl, no stripped paint, no water forced behind siding.
- Every surface gets matched chemistry and pressure, from vinyl and Hardie plank to stucco, brick, and painted cedar.
- Landscaping is pre-wet, protected during the wash, and deep-rinsed afterward so your azaleas and camellias survive it.
- Fully insured with $2M general liability, and an owner-operator on most Lowcountry job sites.

Why Peppers
House Washing Done Right, The First Time
House washing is the service most Charleston homeowners actually mean when they search for pressure washing. It covers the full exterior envelope of the home: siding, soffits, fascia, trim, shutters, and the outside faces of your gutters. On nearly every Lowcountry home we clean it with a soft wash, which is a low-pressure method that lets the cleaning solution do the work instead of the water.
What is soft washing?
Soft washing is exterior cleaning that uses a specialized low-pressure cleaning solution to kill mold, mildew, algae, and bacteria at the root, then rinses the surface at roughly garden-hose pressure. It typically runs well under 500 PSI at the surface, compared with the 2,000 to 4,000 PSI a hardware-store pressure washer puts out. The chemistry cleans, the water only rinses. If you want the full breakdown of the chemistry involved, we wrote a complete beginner's guide to the sodium hypochlorite used in soft washing.
House washing vs pressure washing
Hard surfaces such as concrete driveways, walkways, and pool decks can take real pressure, and we clean those with a surface cleaner as part of our pressure washing and driveway cleaning services. Siding and roofs cannot. Asphalt shingles lose their protective granules under high pressure, which is why roofs get their own dedicated roof soft washing process. Matching the method to the surface is the entire job.
How often should a Charleston home be washed?
Most homes in the Lowcountry need a house wash once a year, usually in spring after pollen season ends. Heavily shaded homes, north-facing walls, and properties near the marsh or the water often need it closer to every 9 to 12 months. Homes in full sun with little tree cover can sometimes stretch to 18 months. We serve the full metro, from Johns Island and Kiawah Island through Mount Pleasant and Summerville.

Questions
Common House Washing Questions in Charleston, SC
Straight answers to the questions Charleston homeowners ask most.
What is soft washing?
Soft washing is a low-pressure exterior cleaning method that uses a specialized cleaning solution to kill mold, mildew, algae, and bacteria at the root, then rinses at roughly garden-hose pressure. It usually runs well under 500 PSI at the surface, versus the 2,000 to 4,000 PSI of a standard pressure washer. The chemistry does the cleaning and the water only rinses, which is why it is safe on siding, stucco, and shingles.
What is the difference between house washing and pressure washing?
House washing describes the job (cleaning the exterior of your home) and pressure washing describes one method of doing it. On siding we almost always use soft washing, which is low pressure plus cleaning solution. High pressure is appropriate for concrete and other hard surfaces, but on siding it can crack vinyl, strip paint, and force water behind the boards.
How much does house washing cost in Charleston, SC?
Most single-story homes around 2,000 square feet fall in the $325 to $425 range, and two-story or larger custom homes run higher. Price depends on square footage, number of stories, siding material, how heavy the organic growth is, and access. We give free written quotes with the work line-itemed, so you know exactly what is included before we start.
Will soft washing damage my vinyl siding?
No. Soft washing is specifically the method used to avoid the damage high pressure causes. Because we apply the solution at low pressure and rinse gently, there is no force driving water behind the siding and nothing cracking aging vinyl or stripping paint from trim. It is the method siding manufacturers point to for exactly this reason.
How long does a house wash last in the Lowcountry?
A properly soft-washed Charleston home usually stays visibly mildew-free for 18 to 24 months, though shaded and north-facing walls can start showing growth sooner. A straight pressure wash that never killed the growth at the root is often green again within six months, which is the single most common reason homeowners call us for a re-clean.
Is house washing safe for my plants and landscaping?
Yes, when it is done correctly. We pre-wet all plants, grass, and soil before we start, keep them wet through the wash, and give beds a deep final rinse afterward. Plant protection is a real part of the process, not an afterthought, and it is one of the first things that gets skipped by crews working too fast.
How long does a house wash take?
A standard 2,000 square foot single-story home usually takes 2 to 3 hours from setup to final rinse. Two-story homes run 3 to 5 hours, and larger custom homes can be a half-day. We do not rush it, because dwell time is what actually kills the mildew.
Do I need to be home for a house washing?
No, as long as we have access to an outdoor spigot and anything you do not want wet has been moved, such as patio cushions and uncovered grills. Many customers schedule during the workday and come home to a clean house. We do a walk-through in person or by photo before we leave.
