The Problem

Why do windows on James Island get a hazy film so fast?

James Island sits between the harbor, the tidal marsh, and Folly Beach, so its glass takes a beating from three directions at once. Salt aerosol drifts in off the water near the Folly Beach Bridge and along Central Avenue, settling as a fine mineral haze you notice most in morning light. The marsh around Fort Johnson and Seaside Plantation keeps humidity high, which holds that residue wet on the glass long enough to start etching. Then every spring the oak canopy over Riverland Terrace and Harbor Woods dumps pollen that coats windows in a yellow-green film. Rinsing with a garden hose only trades one problem for another: James Island tap water is full of dissolved calcium and magnesium, so it dries into its own spots. Our purified-water system removes 99.9 percent of those minerals before the water ever touches the glass, so windows dry clear with nothing left behind.

"On the Folly-side streets near the bridge we see a salt haze on the glass that a garden hose just spreads around. Purified water is the only thing that actually clears it, and on James Island that difference shows up within a few miles of the water."

The Peppers Solution

How We Get Your James Island Windows Truly Clean

  • Exterior glass cleaned with a water-fed pole and reverse-osmosis, deionized water. It strips the dissolved minerals that cause spotting, so James Island windows dry clear without a squeegee streak.
  • The pole reaches about 40 feet, so most second-story windows on Riverland Terrace and Harbor Woods two-stories get done from the ground, no ladders leaning on your siding.
  • Interiors cleaned the traditional way: squeegee and solution by hand, drop cloths on every sill and floor, and each pane edge detailed so the glass looks right from inside too.
  • Screens come off, get wet-brushed and rinsed separately, tracks are vacuumed and wiped, and sills are cleaned inside and out. No upcharge for any of it.
  • Spot-free guarantee. If you find a streak after we leave, we come back and fix it.

What James Island Does to Your Windows

Salt haze on Folly-adjacent glass

Homes near the Folly Beach Bridge and along Central Avenue catch salt aerosol off the water. It builds into a mineral film that regular washing smears instead of removing. Purified water dissolves and rinses it away, and these homes hold up best on a tighter cleaning schedule than inland James Island.

Marsh humidity around Fort Johnson

The tidal marsh fronting Fort Johnson and Seaside Plantation keeps the air damp, so salt and pollen residue stays wet on the glass long enough to etch it. Getting the minerals off before they bond is the whole point of a purified-water clean here, and it protects the glass from permanent hard-water etching.

Oak pollen and tannin in the older neighborhoods

The heavy oak canopy over Riverland Terrace and Harbor Woods coats windows in pollen every spring and drips tannin after rain. Many of these are older homes with single-story and two-story mixes, and we hand-detail every pane edge where pollen and grime collect in the corners.

About James Island

Window Cleaning Built for James Island

Pepper's technician cleaning exterior windows with a purified-water pole, James Island, SC area

Window cleaning built for James Island's coastal edge

James Island is a patchwork of older suburban streets, marsh-front lots, and custom homes under oak canopy, and every one of those settings puts something different on your windows. The homes near the Folly Beach Bridge get salt off the water. The lots around Fort Johnson and Seaside Plantation sit in marsh humidity. Riverland Terrace and Harbor Woods live under pollen-heavy oaks. We clean windows across all of it from our Johns Island shop, a 15-minute trip that puts James Island on our route almost every week.

Purified water is why the glass dries clear

For exterior glass we use a water-fed pole fed by reverse-osmosis and deionization. That process pulls 99.9 percent of the dissolved calcium, magnesium, and iron out of the water. Ordinary tap water leaves those minerals behind as spots when it dries. Purified water has nothing to leave, so the glass sheets off and dries clear with no squeegee marks. The pole reaches about 40 feet, so most second-story windows are cleaned from the ground without a ladder touching your siding or landscaping.

Inside, every pane is cleaned by hand

Interior glass gets the traditional treatment: squeegee and cleaning solution by hand, with drop cloths laid over sills and floors so nothing gets on your furniture or floors. Every pane edge is detailed, which is where interior windows usually show streaks and dust. On the same visit we take the screens off, wet-brush and rinse them separately, vacuum and wipe the tracks, and wipe the sills inside and out. If you have interior-accessible skylight glass, we wipe that down too. Rooftop exterior skylights are a separate skylight service.

Never let a pressure washer near your windows

One thing we tell every James Island homeowner: do not pressure wash your windows, and be careful hiring anyone who does. High pressure can force water past the gasket on an insulated glass unit and cause the hazy, foggy look between the panes that means the seal has failed. That is a glass replacement, not a cleaning problem. Our purified-water pole uses gentle flow, never pressure, so the seals stay intact. If salt and hard water have already etched your lower first-floor glass from irrigation overspray, ask about a hard-water restoration add-on when we quote you.

We clean windows for homes near James Island County Park, Fort Johnson, Folly Beach Bridge, and every neighborhood in between.

Questions

Window Cleaning Questions James Island Homeowners Ask

How much does window cleaning cost on James Island?

Price depends on a few things: how many windows and how large the panes are, whether it is a one-story or two-story home, whether you want interior and exterior or exterior only, and whether screens or a hard-water restoration add-on are involved. Glass railings, sunrooms, and large fixed panes near the marsh also factor in. We give a free, firm quote the same day, with no travel fee since James Island is 15 minutes from our shop.

How often should I have my windows cleaned on James Island?

Twice a year is the minimum for any home. Inland James Island streets in Riverland Terrace or Harbor Woods usually stay presentable about 6 to 8 weeks after a clean. Homes closer to the water near the Folly Beach Bridge or on the marsh at Fort Johnson pick up salt film faster, so a tighter schedule or quarterly service keeps them clear. We can suggest a cadence based on exactly where your home sits.

Do you clean the inside of the windows too, or just the outside?

Both. Exteriors are done with the purified-water pole and interiors are hand-cleaned with a squeegee and solution, drop cloths down on your sills and floors. You can book exterior-only if you prefer, but most James Island homeowners do interior and exterior together since pollen and marsh dust show on both sides.

Will you get the salt haze off my windows near the water?

Yes. The salt film that settles on glass near the Folly Beach Bridge and along Central Avenue is dissolved minerals, and that is exactly what purified water removes. A garden hose or tap water just spreads it around and leaves its own spots. If the salt and hard water have already etched the glass, we can quote a hard-water restoration add-on to bring it back.

Do I need to remove my screens or move anything before you arrive?

No. We take the screens off ourselves, wet-brush and rinse them, and put them back, all at no extra charge. Inside, we lay drop cloths and just ask that you move any fragile items off the sills. We are based on Johns Island, fully insured, and can usually schedule within the same week of your quote.
